PDFs from this app are a landlord / property-owner condition record. Not an official deed, not a notarial document, and not legal advice. Strength comes when you and the tenant keep the same file (e.g. email or messaging).
What this app is for
Document unit condition at move-in and move-out with photos inside the PDF — for deposit discussions and your own records as a solo landlord or small-portfolio owner.
Suggested flow (move-in → PDF → share)
- Move-in: Create → Move-in → photo key places (walls, floors, bath, meters, keys…). Save to History.
- Move-in PDF: Unlock if needed → PDF & share → send a copy to the tenant the same day when you can.
- Move-out: History → “Create move-out from this” (or Create → Move-out + pick the move-in report). Fill today’s condition; move-in photos sit on top as reference.
- Move-out PDF / compare: PDF & share again → keep the same file both sides.
You can edit a report after PDF (PDF does not lock data). After edits, make a new PDF and share again.
For a more useful PDF
- Clear photos (lights on; meters so digits are readable).
- Electric / water meter readings and key/card counts.
- Unit label, tenant name, and your name when possible.
- Do not delete “unchanged” move-out photos — proof things matched move-in is still useful.
- Both sides keep the same PDF file from that handoff conversation.

Unlock (one-time purchase, not a subscription): photo PDF export, system share sheet, move-in ↔ move-out compare in PDF.
